Brian's Boat Works & Marina is a boat yard in the Leonida Keys. The veteran smuggler Brian Heder owns the yard and runs it with his third wife, Lori Heder. On the outside, the business repairs and stores boats. Behind that front, the yard is the base of Brian's drug smuggling operation. Brian and Lori still move product through it.
The yard lies in the Leonida Keys, a chain of tropical islands close to Vice City. Life in the Keys is easy, with casual bars and boats out on the water. The waters around the islands are among the most beautiful and dangerous in America.
Customers bring their boats to the yard for repairs and storage. A seaplane is kept at the yard as well. The plane wears the marina's own name along its side. In his younger days, Brian flew drugs into Leonida himself. That seaplane was his favourite way to move product back then. Today Brian hires other people to take those risks for him. From the yard, he still runs a network of smugglers.

In return, Jason helps with local shakedowns and collects rent from other tenants. Cal Hampton, Jason's friend, also works for Brian.
